Age
The biggest indicator of a bad roof is age. Most roofs can last 20 to 25 years, depending on when replaced last and what method used to replace it. If the roof was completely replaced with just a thin layer of shingles and is well ventilated, it may be fine. If replaced overtop of an old roof, you are more than likely going to have to replace it.
Visual Signs
A roof will show signs of wear and tear, when this happens, its time for a new one. When a roof becomes too old, the shingles will start to curl on their edges. Shingles will become discolored making them appear lighter in color than those that are still good. As shingles get older, granules become loose and fall off. This causes your shingles to fade in color.
If your roof has valleys and you notice discoloring or missing shingles in this area, you definitely need a new roof! This section of your roof is critical to operate. These valleys are there to allow water, snow and sleet to flow off your roof and into your gutters. If there are any flaws in your shingles in this location, you are at greater risk of water damage.
Leaking Around the Chimney
If your home has a chimney, you may want to inspect the flashing around it. Flashing is the barrier that protects the roof from water leaking around the chimney. If the flashing needs replaced, you will see water damage appear around your fire place.
Holes
The easiest way to tell if your roof needs replaced is to inspect your roof from the inside. If you have an attic, go up during the day time and look for any sunlight that may be coming in from a weak spot. Also, if there is moisture in the insulation, there is a good chance that water is making its way into your home.
